The most expensive school district communities cluster in coastal California, Hawaii, greater New York City, and the Boston suburbs — areas where housing supply constraints and strong job markets combine with premium placed on access to well-regarded public schools. Median home values in the priciest school districts exceed $2 million, reflecting the "school premium" that buyers pay to access high-performing public school attendance zones. This creates a de facto privatization of public education: access to the best-resourced public schools is rationed by housing cost. Districts with extremely high home values also have high property-tax revenue per student, reinforcing the quality advantage.
